We prioritize communication and truly believe it is the root of all good business. In doing so, we allow ourselves the ability to pay a high attention to detail and have the ability to further customize the details of the property management process. For instance, if you are a local contractor who prefers to complete their own repairs, we can modify our property management practices to ensure that you’re the first point of contact. On the other hand, if you live overseas and have zero ability to be present or make emergency decisions, we put a detailed plan in place to handle all circumstances.

We believe that the most crucial step in a positive rental experience for all is tenant placement. Therefore, we very closely examine all potential tenant’s backgrounds, eviction history, credit, income qualifications, rental references, etc. Diligence at this stage is key to maximizing the potential of an owner’s investment and producing the best outcomes for all.

We handle it all. Full property management services include but are not limited to: listing and advertising on the web, rental signage, receiving and responding to all phone calls, schedule and perform all showings, tenant background searches, credit check and screenings, tenant placement, lease signing, move-ins, appliance delivery, utility turn-ons, rent collection throughout the term of the lease, late rent notices, rental payment tracking and statements for the owners, year-end statements for taxes with all expenses itemized, management of repairs and service contracts, property inspections when requested or needed, 5-day court notices, all court filings, we will appear in court for you and supply all needed court documents, eviction process, all move out inspections, handle move in maintenance and repairs, township rental inspections, etc.

Pricing for full management is 10% of the monthly rent (or an agreed upon flat rate monthly fee) and one-half month’s rent is charged each time a new tenant is acquired.

I happened to stumble across Tricia while looking for a new property manager. I was so fed up with my prior one that I drove 800 miles just to look for a new one. I am soooo lucky I found Tricia. She happened to show up at her office, outside of their normal business hours, on a Saturday  afternoon while I was sitting in the parking lot trying to figure out who to try next. I told her I was looking for a new manager and took her to see the property that evening. The previous manager misled me to believe my home had been painted a few months prior to this but because I didn’t live in the area anymore I didn’t have a viable way to verify that it hadnt been done. At this point the home had sat empty for almost 5 months. After seeing the home Tricia agreed the placed needed a paint job to attract serious prospects. Since the whole house desperately needed the paint job and I couldn’t afford to pay for one right away, nor could I spend the extra time there to do it myself, Tricia was able to find paint crew who did amazing work and also worked out a deal so I could afford it after all. Her fees are amazing compared to anyone else in the Dover area that I spoke to and she is extremely attentive and always responds in a timely manner. She was even willing to work with me when several small repairs turned into one LARGE fee. I would highly recommend Tricia to anyone who is looking for an outstanding Property Manager, and I’m sure she’s equally good as a realtor. Oh, and I almost forgot to say the most important part. She found someone to rent my home in less than a week. Again, you couldn’t ask for better.
